Common Sense of the Day

Which is better and cheaper? Build the MRT tracks and stations first before you build the housing estates and towns around them? Or build the town first then add on the MRT Network?

It is a no brainer question but yet people want to argue for the sake of argument.

The Hong Kong city planning methodology is Metro-centric, aka they build township around MRT stations. This is not only cheaper, effective, efficient and make commercial sense but it also cut down the need for private cars or transportation.

This is why we end up in Singapore with an inefficient public transport network. Hundreds of thousands or even millions of commuters do not need to take feeder bus service to MTR stations because these MTR stations are within walking distance, mostly under covered walkways or through commercial buildings linkages!

But in Singapore, we wasted time taking feeder bus services to our nearest MRT stations. Even when the new MRT stations are built near our flats, which cost a bomb to construct, there is very little connectivity to other estates due to the nature of the design of our HDB estates. Sometimes land surrounding MRT stations are not fully utilized as they are built with relatively low rise estates!

In HK, even if you live more than one kilometers away from the nearest MTR station, you do not sweat nor find it bored or inconvenient to walk to the MTR station because most of the walk is sheltered with comfort.

These are all possible because they have built the MTR stations first and every other residential or commercial buildings built later will be designed to give maximum convenience of access to these stations!

These are how HK government build their new towns. Of course for the older estates, it will still be costly to build new MTR network but at least for those new towns, it has saved quite substantially from unnecessary complexity in construction in matured surrounding.

  • Amos exposed PAP hypocrisy:

    GMS forgets the Potong Pasir MRT station almost did not open when the SMC was held by Opposition. First, Government did not want to use the name Potong Pasir. Then it came up with the ludicrous reason that it was not necessary to open the station because of “lack of demand”. This was around the same time “seat warmer” Woody stupidly said HDB it would not upgrade HDB flats in opposition held areas because the voters there do not support PAP. He forgets that the funds used for upgrading do not belong to PAP. Moreover, with massive reserves and annual surpluses there is no shortage of funds to upgrade ALL HDB flats.

    GMS forgets that PAP priority is to stay in power. It can get more votes by building MRT stations in already built up areas. Resident would be able to compare before and after and would be likely be more grateful and support the PAP. grateful.

    When it comes to Singapore politics forget common sense. What rules is PAP’s best interest and agenda. Remember Singapore is a police state as proven by Amos in US Court twice.

    BUT,yes, going forward,it could be helpful as per suggested by GMS.

    I strongly suggest CONEY ISLAND linked by a brige to PUNGGOL WATERWAY district with a general hospital at punggol as well.

    Under the PAP worth measurement system, Steve Jobs and Jack Ma will be overlooked over the likes of so-deemed ‘top scholars’ like Desmond Kuek and Ng Yat Chung and Ng Joo Hee. They continued to be worshipped even when they have failed big time.

    You can see how SG has not been able to impress or compete on the world stage. The only thing they have been able to show is to collect taxes and not spend them on the welfare and healthcare of the people and use the money to buy and build state-of-the-art infrastructure and monuments to showcase Singapore to the world.

    I reproduce here for the consumption of readers and to realize how useless the PAP is. It is in response to the MRT flooding incident.

    “The image of a ponding MRT on its submerged track is iconic and deep with prophetic tell-tale signs of the state we are in as a Nation.

    The admission of a culture of complacency in SMRts very CEO has served to expose the parasitic cancer eroding all that we have built as a Nation, when we abandoned what we used to champion, i.e., meritocracy.

    Leaders are no longer chosen on the basis of merit, required expertise and capabilities for the core functions demanded. Political interests to maintain control and power dictates who gets any top jobs. The best gets sidelined for not being correctly aligned politically. The mantra of the best man for the job no longer applies.

    A pervasive culture of silence exists deterring anyone to speak up for the truth which in today’s high salaried pseudo corporate top jobs potentially means foregoing that politically laced iron rice bowl. We are doing everything that the best management gurus warned against.     Now instead, an elitist tight clique safeguards their own vested interest as they run the faltering Singapore Inc. The reminder and caution of pitfalls when government do business is simply ignored. Lessons strangely don’t apply of gross abuse that always happen when the sacred lines on separation of powers that must never be crossed disappears.

    Emblematic of this chronic malaise is the blurring between who is checking who. We are shockingly reminded again of this sickness with the reply Minister Khaw gave to Low’s question in parliament. The information of how checks and balances are ensured between Ministry, Stat boards and Operators are vital and valid and must be clearly answered. Simply brushing aside such queries in parliament with pathetic line of we know what we are doing and can be trusted will not do anymore.

    Singaporeans must remember all these moments and there are surely plenty now to list. Government must never be allowed to get away with excuses instead of explaining why things fail and must take responsibility for their failures which clearly is the case with poor judgement on top executive choices. Poor decisions and bad judgments must have consequences.

    Ultimately, the root of the problem begins in government. This government has abandoned all the lofty ideals of governance that our founding fathers stood for and defended. The government has no checks and in truth we the People made it so. With no real accountability by the government to…

    For the older estates like Bedok and Clementi they were already mature when the MRT started building. Bishan was an exception as it was still being built with residents moving in when the MRT started operations.

    If you look back say around the late 90s when Sengkang was starting to have a substantial number of residents then yes, the NEL commenced operations in 2003. But this also means that Punggol residents are luckier since in 2003 not that many flats and residents were residing in Punggol then.

    Same for DTL, Bt Panjang and Tampines have long been populated before the DTL was even constructed. And now TEL starts from the nrthern part of Woodlands where we are told housing will be built. It cuts through Marine Parade so I hope nothing goes wrong with a tunnel drilled through reclaimed land.

    As for common sense, forget it Goh Meng Seng. The smart people planning all these are smart enough to follow orders like robots, they won’t ever have the balls to do anything against orders and jeorpardise their careers. You can see just how badly connected the far flung estates of Woodlands, Yishun and Jurong West are. Most of the avenues and streets do not have a bus link to anywhere significant like the east or CBD, it’s all feeder buses to the already frequently disrupted MRT station.

    MET is used to increase ‘asset’ value in a locality. So it will be placed where the government cal collect the most revenue or strongarm opposition to delay the service until the pappies have been elected like in Potong Pasir.

    Just see how many of the stations go through or near poorer HDB estates and how many go through or near high class residential or places of interest that are secondary for $G workers. Just take a good look.

    Why is the LRT still there? Not sufficient increase in value if MRT built. Sunshine bread lady is not the only one looking for profits.

    In the end it is about $$$. Always about $$$.

    Follow the $$$ and you will always find the answers for what the pappys do.

TH reaps hundreds of millions by building malls, commercial hubs, condos, etc in and round each mrt station once the area is riped to develop. Paya lebar sq is one of the gd examples!
